Strata cleaning
Strata cleaning in Sydney for common property that residents notice.
From the lobby to the bin room and the basement car park, cleaned on a schedule the committee can see. Because every building is different, strata cleaning is scoped building by building, so the program fits the number of lots and the way residents use the place. Star Property Maintenance has operated across Greater Sydney since 2002. It’s family owned and works through in-house teams and trusted specialist contractors, depending on the scope of each site.
Why it matters
The building gets judged on the parts nobody owns.
Nobody owns the lobby, so everybody notices it. Residents walk past the entry mats and the lift buttons every day, and that’s where the complaints start when a visit is missed or rushed. Under NSW strata law the owners corporation is responsible for maintaining common property, so a cleaning schedule that’s written down and followed is the simplest evidence a committee can hold up.
We work with strata managers and committees across Greater Sydney, and with the property managers who look after a portfolio. Each program is then scoped to the building: the areas, how often each one is cleaned and when access suits the residents. For managers of several buildings, the strata and property management page covers how cleaning sits beside grounds and repairs across a portfolio.

What’s included
Six areas, one program.
Strata cleaning covers the shared parts of a building: the areas every resident uses and no single owner looks after. These are the six we scope on most Sydney buildings.
Lobbies and entries
Floors vacuumed or mopped edge to edge and the entry mats lifted. Door handles and intercom panels wiped. Street grit does most of the damage, and most of it sits under the mats.
Lifts and stairwells
Lift floors and door tracks first. Then the handrails and the fire stairs down to the last landing. Anything left on a landing is reported, because a cluttered fire stair is a compliance problem before it’s a cleaning one.
Bin rooms
Floors washed and lids wiped, because a bin room that misses a wash in a Sydney summer brings flies within the week.
Car parks
The edges swept where leaf litter and grit collect, and high-pressure cleaning of ramps and bays on a set cycle.
Washrooms and kitchens
Gym washrooms and the function-room kitchen on the weekly round, down to the bin under the sink.
Carpets and hard floors
Corridor carpets spot-cleaned between full carpet cleans, and tiled or polished floors kept to their finish.
Periodic work. Deep cleans and presentation cleans before an AGM or a building inspection are scoped as the building needs them. So are rubbish removal and graffiti removal with anti-graffiti coatings. The strata cleaning checklist shows how a committee can tell it’s being kept.
How it works
Scoped once, then kept to.
01
Walk the building
We walk the common areas with you and note what’s being missed today: the fire stairs, the bin room, the far corners of the car park. The scope follows what we find, not a standard list.
02
Agree the schedule
Each task is written down as weekly, monthly or quarterly. The days and the access arrangements sit beside it. That way residents aren’t surprised, and the committee can check the work against the list.
03
Clean to it
In-house teams and trusted specialist contractors work the same program on every visit. Which one does the work depends on the scope and location of the building.
04
Review as the building changes
A renovation, new residents or a wet winter in the south-facing stairwell: the schedule moves with the building, and any extra scope gets its own free quote.
Frequency
What happens every week, and what waits for the quarter.
The split below is the starting point for most buildings. For example, a tower with a busy lobby moves some monthly items to weekly, and a small walk-up block can run lighter.

Weekly
Anything hands touch, or that smells.
- Lobby floors and entry mats
- Lift floors and door tracks
- Lift buttons and door handles
- Handrails and intercom panels
- Bin room floors and lids
- Fire stairs and landings

Monthly
Surfaces that slip slowly, then look neglected.
- Light fittings and vents dusted
- Corridor carpets spot-cleaned
- Stair nosings and the car park perimeter swept
- Skirtings and ledges wiped
- Garden beds and paths tidied where grounds are in the program

Quarterly
The bigger jobs, done on a date rather than after a complaint.
- High-pressure clean of the driveway and the car park bays
- Bin room washed out
- Full carpet clean and hard-floor machine clean
- Graffiti check on the boundary walls and bin enclosure
- Presentation clean before the AGM
Why Star
One contractor, since 2002.
Star PM is a family-owned business that has operated across Greater Sydney since 2002. Commercial cleaning is one of three streams. Grounds maintenance is the second and handyman and property maintenance the third, so the contractor who mops the lobby can also mow the verge or fix the fence. In practice that means one schedule and one number to call when something comes up.

Common questions
How often should the common areas of a strata building be cleaned?
Weekly for anything hands touch or that smells: lobbies and lifts, handrails, bin rooms. Monthly for surfaces that degrade slowly, and quarterly for the pressure cleaning and deep cleans. The right mix depends on the number of lots, whether there’s a basement car park and how the building is used, which is why we scope it on site.
Can you work around residents and building access?
Yes. The schedule sets the days and times for each area. Access is agreed with the strata manager before the first visit. Keys and fobs are also part of that conversation.
Do you look after the gardens and repairs as well?
Yes. Grounds maintenance is the second stream and handyman and property maintenance the third. Mowing and garden maintenance can sit in the same program as the cleaning. So can minor repairs, from painting to a fence panel or a lock.
What happens if something is missed?
